November: Market at a Glance
Here is a snapshot of the recent average prices in the Edmonton area based on sales reported in the Edmonton MLS System® for November 2025.
This chart shows that we continue to see average prices that have risen on a year over year basis in every housing category. Generally activity is down a bit but prices are holding steady and we are still seeing competition for desirable single family homes. October: Canada housing prices
This October 2025 chart shows the current state home prices across Canada, and shows that Edmonton continues to be an affordable city to live in.
On a year over year basis, prices are continue to be down in Toronto, Vancouver and Calgary but have risen in Edmonton and other Canadian cities. To me, this highlights that one should be careful when hearing opinions about the "Canadian Real Estate Market". Too often such comments are referring to the markets in Toronto and Vancouver.
